Its hooked to an old house built in the 50's, renovated in 89 after it flooded during Hurricane Hugo

biggest heapis shitis
sooting up:
1 incorrect gas pressure
2 dirty burners
3 not enough combustion/ventilation air flow
4 incorrect air/fuel mix on the primary air shutters
5 bad heat exchanger
are the most likely cause - could be one or a combination of them
Penguin posted a great list of causes, that thing had to be putting out CO in the thousands of PPM to soot up like that.

you could smell the exhaust inside the house, the complaint was the fan was cycling on and off after it shut down, I didnt bother to look into that after seeing the exhaust, I took the top off and saw the HX had holes in it, so this guy is lucky he didnt wind up in your google alert eh

Very lucky, doesn't mean he hasn't suffered some effects from that gas pack though.
